The three overlap less than they look like they do, and the quickest way to tell them apart is by what already exists on site:
- The system is installed and you want it kept working — that is a maintenance contract. Scheduled cycles, breakdown response, documentation per site.
- The space exists but the system doesn’t yet— a fit-out, a renovation, an outlet rollout. That is design & build: cooling load calculated, zoning planned, system selected by room function, then installed and commissioned.
- There is a specification, a drawing set, or a tender document — that is projects and tender. Owner-direct projects and subcontract packages both go here.
Getting it right at the first message matters more than it sounds: each of these reaches a different team, and a tender enquiry worked as a design & build lead gets the wrong response to the wrong deadline.
