The work starts with heat load rather than floor area: how much heat the space actually generates, how it is zoned, where the outdoor units go, and how the system is controlled room by room. Larger commercial installations and replacements — VRV, chillers, AHU, cooling towers and mechanical ventilation. Building owners are welcome to come to us directly; we also submit competitively through tender and deliver as HVAC subcontractor to an appointed main contractor. Whichever route, the work is scheduled around a live building: occupancy patterns, access windows and disruption tolerance are part of the plan, not an afterthought at installation.

The same operating model runs a 71-branch maintenance contract and a single home installation. What changes is scale, not method.

    Maintenance cycles are set against the building's actual load rather than a standard interval. New systems start from heat load per room — how much heat the space generates — rather than floor area.

  2. Scheduled around your operation

    Critical, customer-facing areas are serviced after office hours; non-critical areas during normal hours, zone by zone. Occupancy patterns and access windows are part of the plan, not an afterthought at installation.

  3. Executed to documented SOPs

    Documented standard operating procedures, KPI monitoring, weekly management reviews and squad-level accountability — the same discipline whether it is one unit or a portfolio.

  4. Recorded and reported

    Every job, visit and service record runs through our own job management system: appointment, technician assignment, visit count, completion status and documentation per site.

    On maintenance contracts: breakdowns responded to within 48 hours, preventive schedules held above 98% adherence.

Eight years. 71 branches. Renewed annually without interruption.

Previous contractors had delivered inconsistent quality across a large branch footprint and response times that did not match a customer-facing banking environment. CASS was appointed sole HVAC vendor for the Selangor zone — preventive maintenance, chemical cleaning, breakdown repair, system replacement and design advisory, with critical areas serviced after office hours and completion documented per branch.

Every outlet opened on its scheduled date.

Hotpot is the most demanding comfort environment in commercial F&B: every table is a live heat source, plus steam, plus a full kitchen behind. Systems were zoned by function rather than applied uniformly — higher-capacity cassettes over the burner load, independent control per VIP room, dedicated provision for kitchen and cold store. Four outlets delivered across Kuala Lumpur, Klang and Johor Bahru, including an outstation deployment.
