Worth separating, because the two are easy to conflate: the VRV CORE certification is Daikin assessing our capability. Daikin has also independently inspected and witnessed the testing and commissioning of one of our VRV installations, and issued its own report on it — that is Daikin verifying a specific execution.   • 126 bank branches under service, across two nationwide networks — sole HVAC vendor to a leading Malaysian bank’s 71-branch Selangor network since 2018, on a yearly contract that has auto-renewed every year since.

Where the Volume Came From

Since 2018, CASS has fitted over 1,500 homes across 22+ high-rise and landed developments in the Klang Valley, Cyberjaya and Putrajaya — the volume work behind Daikin Million Dollar Dealer standing, six years running.

That era is history rather than a current offering, and it matters here for one reason only: mobilising crews across dozens of sites to a single standard is its own capability, separate from any one installation. It is the same capability a 126-branch service contract runs on today.

Why the Company Is Built This Way

CASS was founded in October 2018 by Spencer Leng, who spent the first eight months of it sleeping on the floor of the office in Skypod. That detail is here for one reason: everything below about how the company runs came out of doing the work, not out of a management book.

He held every role in the company in turn on the way to running it — technician, installer, operator, admin, then the management seats. Before CASS there were two years on renovation sites, an engineering degree, and time working inside the air-conditioning trade. The practical consequence for a client is narrow but real: the person who set the standards has done the job being standardised, and can read the drawing being argued about.

The part that shaped the company most was six months driving for a ride-hailing platform in 2018, immediately before founding CASS. The observation that came out of it: a well-designed incentive does the work that supervision is usually hired to do. Nobody was watching those drivers, and the good ones still turned up and did it properly, because the system paid them for exactly the thing the passenger wanted.

CASS is organised into squads that see their own economics — what a job earned, what it cost, what was left. A technician on a bank branch at two in the morning, with no supervisor present, is the case the whole design exists for. The alternative is a company where people do the job properly when they are being watched, and that is not a company that can hold a 126-branch contract.

Technicians fix machines. Contractors run jobs. Systems build companies.

The principle underneath it is one the founder states as shared destiny over shared interest. A shared interest lasts exactly as long as the interests coincide. It is the reason the company would rather be small and well-run than large and thin, and the reason it has never taken outside capital.

How We Operate

CASS is run as a system, not as a set of individual habits. That is the difference a facilities manager feels on the twentieth site visit rather than the first.

  • Squad structure. Work is organised into squads with their own scope and their own accountability, rather than a single pool of technicians dispatched ad hoc. Each squad owns its jobs end to end.
  • Documented SOPs. Standard operating procedures govern how a job is scoped, executed, checked and closed — which is what makes the output consistent when the crew on site changes.
  • Every job is logged. Appointment, technician assignment, visit, completion and documentation run through our own job management system. What was done to a given unit at a given site is recorded rather than remembered, and reporting can be produced per site or across a portfolio.
  • Performance is measured, not asserted. Under maintenance contract, breakdown calls are responded to within 48 hours, scheduled against area criticality, and preventive maintenance schedule adherence runs at 98%+. Both numbers come out of the job system, which is also why we can state them. Specific response terms are defined in each contract.
  • Weekly management review. Performance against those measures is reviewed weekly, so a slipping site is caught internally rather than by the client.
