Our preferred route. You get design input from the start, transparent scoping, and a single point of accountability. No margin stacking through intermediaries, and no confusion about who owns the outcome.
Most of our commercial project work now arrives this way — owners who’ve seen the system elsewhere, or who want the work done by the contractor who’ll also maintain it afterwards.
Tender
Where work goes to tender, we submit competitively with full technical documentation, specification compliance, and pricing breakdowns. We deliver repeat tendered works at one of Malaysia’s largest integrated resort properties, where every job is won on competitive submission.
As subcontractor
For main contractors and developers, we deliver the HVAC scope to programme with the documentation and coordination the project requires.

Engineering, not a catalogue
Riser routing, plant placement, ventilation and the finished room — what a commercial fit-out is actually judged on.

Ventilation is the half of ACMV that decides whether a ceiling closes on programme. Trunking, flexible runs, pipework and cable all compete for the same void, and the order they go in is settled long before anyone is on site. 
Outdoor plant carried on a rear elevation across several storeys, where no roof deck was available. 
Refrigerant risers clipped and insulated floor to ceiling. Routing decided at design stage is what keeps a shaft serviceable ten years later. 
Every diffuser connection is a balancing point. Get the take-off wrong and the room nearest the plant is loud while the room at the end of the run never reaches setpoint. 
The condition the client actually sees: a finished dining room with the system set into the ceiling.

Sole HVAC vendor to a leading Malaysian bank’s 71-branch Selangor network since 2018, and to a second nationwide bank’s 55-branch peninsula network since 2025. Full-scope delivery including system replacement, design advisory, and after-hours execution in customer-facing environments.
